Welcome to IHCDA University (IHCDA U), online educational programs concerning homebuyer education offered by Indiana Housing and Community Development Authority (IHCDA).*
At IHCDA, we believe that every Hoosier deserves an opportunity to own a safe, affordable, good-quality home in an economically stable community. While our loan programs help many low to middle income people purchase a home, our mission is to help people stay in their homes. Therefore, we require completion of homebuyer education in order to qualify for our First Home/First Home Plus loan programs.
First time homebuyers: Homebuyers must take the IHCDA U Online Homebuyer Education course. The course information is designed to educate about the basics of the homebuying process so that you will be prepared for any situation you might encounter along the way.
With IHCDA U, the goal is for you to master the knowledge you need to be a successful homeowner. We use an innovative approach to help you master the knowledge you need to know as quickly as possible. As you learn, the program repeatedly assesses your mastery level so it can provide you with the specific information you need to fill gaps in your understanding. Once you achieve 90 percent mastery, you have satisfactorily completed the module. You can go through it as many times as you want until you reach 90 percent.
There are 6 modules that must be completed: Module 1-Things To Know, Module 2-Definitions, Module 3- Assessing/Budgeting for the purchase of a home, Module 4- Shopping for a home, Module 5- Financing a home, and Module 6- Post Closing Problems and Concerns. Modules 3-6 are multiple choice questions that allow you to apply what you've learned in Modules 1 and 2. To achieve the greatest benefit from this online course, you need to understand how the question and answer portions are constructed. A complete listing of the information will be included in the explanation and will more extensively prepare you for successful homeownership. IHCDA U is based on the Confidence Based Learning (CBL) System. Through assessment, the CBL System identifies where you have doubt or misinformation from that which you already know. Once that is established, a personalized learning tool is developed so that you can master the subject matter.
